Cynthia’s areas of practice include direct and indirect property acquisitions and divestments, build-to-suit transactions and commercial leasing.

She has advised and acted for publicly listed and private corporations, multi- national corporations, asset and REIT managers, and other entities in the acquisition, divestment, licensing and leasing of commercial and industrial properties and other specialized facilities. She has acted for both landlords and tenants in complex build-to-suit transactions, anchor lease agreements, master lease agreements and sublease agreements.

Cynthia was part of the team led by the Fair Tenancy Pro Tem Committee (consisting of landlords and tenant groups and other independent parties) which developed the Code of Conduct for Leasing of Retail Premises in Singapore.

Work Highlights

  • Advised Ascendas Real Estate Investment Trust in the acquisition of the property known as Nucleos located at 21 Biopolis Road Singapore, which is located within the biomedical research & development hub of Biopolis at one-north (business park), for a consideration of S$289 million.
  • Advised Ascendas Real Estate Investment Trust in the acquisition of the property known as FM Global Centre, which is located within Singapore Science Park 2, a well- established location for research & development companies, for a consideration of S$91 million.
  • Advised CapitaLand Development in relation to the arrangements for the supply of chilled water to the land plots in Singapore Science Park 1.
  • Advised GlaxoSmithKline as tenant in a build-to-suit transaction for the development and lease of a business park facility at one-north precinct spanning nearly 160,000 square feet for use as GlaxoSmithKline’s Asia headquarters.
  • Advised a multinational corporation as tenant in its long-term leases at Mapletree Business City 2 for its corporate headquarters in Singapore with aggregate floor area of over 500,000 square feet and in its long-term anchor tenant lease of over 300,000 square feet of space at Alexandra Technopark.
  • Advised the landlord in commercial project leasing of Grade A offices and retail spaces in mixed-used development comprising offices, retail and residential units, with an area of approximately 1.8 million square feet of office space and 140,000 square feet of retail space in the Central Business District in Singapore, including reviewing and negotiating anchor tenant leases.
